4 <br /> <br />Parking and Drive Aisles <br /> <br />The plans show five parking stalls on the east side of the building, and four garage stalls are <br />provided on the north side of the building. Contractor offices, shops and yards are required to <br />provide two parking spaces per employee. The shop has two family members that typically <br />work in the office. The plans show that future buildout could include a showroom that would <br />be open to the public. The proposed initial buildout would comply with the required parking <br />standards. If the showroom were constructed the applicant will need to provide enough parking <br />to satisfy the parking requirements for retail sales and service businesses with 50% or more of <br />gross floor area devoted to storage, warehouse, or industry per Sec. 1007.43 (6) (11) (q) of the <br />Zoning Ordinance. <br /> <br />The parking stalls and drive aisles do not appear to comply with the required stall length and <br />drive aisle width as measured from the face of curb. Staff has included a condition that the <br />plans be revised to demonstrate compliance with 1007.044 (3) (h) 1 of the Zoning Ordinance. <br /> <br />Comments: <br /> <br />1. Sheet A1 should be updated to demonstrate that additional parking that satisfies Sec. <br />1007.44 (6) (11) (q) of the Zoning Ordinance could be provided for the proposed <br />additions. <br />2. Plan sheets shall be revised to demonstrate compliance with 1007.044 (3) (h) 1 of <br />the Zoning Ordinance. <br /> <br />Trash Enclosure <br /> <br />Sec. 1007.043 (5) provides standards for screening of refuse and recyclable material storage. <br />The applicant is proposing a fully screened trash enclosure in the northwest portion of the site <br />with materials that appear to match the building that comply with the Zoning Ordinance. <br /> <br />Lighting <br /> <br />Sheet L1 of the applicant’s plans show that a 20-foot tall light pole will be located on the north <br />edge of the property across from the proposed parking area. Sec. 1007.043 (6) (f) provides <br />intensity and design standards; however, additional information is needed from the applicant to <br />show that proposed lighting complies with these standards. Sec. 1007.043 (6) (e) requires the <br />light fixture to be setback a minimum 5 feet from the side or interior lot line. However, it does <br />not appear that the proposed location of the light complies with this standard and staff has <br />included a condition that the applicant demonstrates compliance. <br /> <br />Comments: <br />1. A lighting plan showing compliance with intensity standards and fixture cut sheet <br />shall be provided to staff for review and approval. <br />2.
