6 <br /> <br /> <br />Comments: <br />1. Plans shall be revised to address comments from the City Engineering Memo dated <br />March 2, 2018. <br /> <br />Tree Preservation <br /> <br />Applicants with significant trees on their site are required to provide a tree survey and tree <br />preservation plan. From aerial photos, it appears that there may be significant trees on the site. <br />Therefore, staff has requested that the applicant provide a tree survey and tree preservation plan <br />demonstrating compliance with Sec. 1007.43 (18) (j) of the Zoning Ordinance. <br /> <br />Comments: <br />1. The applicant shall provide a tree survey and tree preservation plan demonstrating <br />compliance with Sec. 1007.43 (18) (j) of the Zoning Ordinance. <br /> <br />Upon further review, the tree survey requirement can be waived if significant trees will only be <br />removed within the basic use area and the basic use area is not an environmental sensitive <br />area (ESA). Trees being removed are within the basic use area and there are no environmental <br />sensitive areas on site, therefore; the tree survey requirement is waived. <br /> <br />Landscaping <br /> <br />Section 1007.43 (17) of the Zoning Ordinance provides standards for canopy coverage, <br />foundation landscaping, buffering and tree preservation. <br /> <br />Canopy cover calculations indicate that 6 large trees are required to satisfy standards for <br />canopy coverage. Landscape plans (Sheet L1) propose 6 large trees within less than 7’ of <br />vehicular hardscape edge and one large tree within 7’-12’ of vehicular hardscape edge, which <br />complies with canopy coverage standards. Five additional coniferous trees are also provided. <br /> <br />The plans show a future drive lane along the east side of the building to accommodate growth <br />and additional parking areas for growth will be required. The applicant shall meet canopy <br />coverage requirements at the time of future drive land expansion. <br /> <br />The proposed building would require 15 large shrubs to satisfy the required foundation <br />landscaping standards. Plans show three small shrubs, six medium shrubs and eight large <br />shrubs. The applicant will need to revise the plans to provide three additional large shrubs or <br />the equivalent substitution of smaller landscape materials allowed under Section 1007.43 (17) <br />(d) 6. <br /> <br />Section 1007.043(17) (e) of the Zoning Ordinance requires that open areas including <br />stormwater management areas and areas that are not located within the foundation landscape <br />zone, vehicular hardscape area or the building footprint are required to provide landscaping. On <br />plans provided by the applicant, open area calculations indicate that there is 19,272 sq. ft. of <br />open area; however, it is not clear what is being calculated as open areas on the plans. Plans <br />should be revised to identify open areas and revise plans to ensure that adequate landscaping is <br />provided.
