<br />4 <br /> <br />Distinctive Elements Tile & Design is an allowed use within the GB, General <br />Business District with an approved conditional use permit. The project will not <br />generate excessive traffic, noise, smoke, fumes, glare or odors. <br /> <br />9. The proposed development will not result in the destruction, loss, or damage of a <br />natural, scenic or historic feature of major importance. <br /> <br />There are no natural, scenic or historic features of major importance on the existing <br />site. <br /> <br />BE IT FURTHER RESOLVED by The City Council of Lino Lakes in addition to the <br />administrative requirements of a conditional use permit, the following specific <br />performance standards of Section 1007.112(8)(e), Contractor shops and offices are also <br />being met: <br /> <br />1. All outside storage is prohibited. The storage of contractor equipment and materials <br />must be completely inside. <br /> <br />The applicant has not proposed any outside storage of materials. <br /> <br />2. When abutting a residential land use, a buffer area with screening and landscaping in <br />compliance with §1007.043 (17) of this Ordinance is provided. <br /> <br />The project site is not abutting a residential land use; therefore, this standard does not <br />apply. <br /> <br />BE IT FURTHER RESOLVED by The City Council of the City of Lino Lakes hereby <br />approves the conditional use permit for a contractor shop and office for Distinctive <br />Elements Tile & Design located at Lot 1, Block 2, Apollo Business Park No. 2 subject to <br />the following conditions: <br /> <br />1. All comments from the City Engineer letter dated March 2, 2018 shall be <br />addressed. <br />2. All comments from the Environmental Coordinator letter dated March 12, 2018 <br />shall be addressed. <br />3. Sheet A2: <br />a. Height of building and accessory storage building and measurements shall <br />be included on plan sheet. <br />4. Review of plans by Anoka County is required prior to building permit. <br />5. Sheet A1 should be updated to demonstrate that additional parking that satisfies <br />Sec. 1007.44 (6) (11) (q) of the Zoning Ordinance could be provided for the <br />proposed additions. <br />6. Plan sheets shall be revised to demonstrate compliance with 1007.044 (3) (h) 1 of <br />the Zoning Ordinance. <br />7. A lighting plan showing compliance with intensity standards and fixture cut sheet <br />shall be provided to staff for review and approval. <br />8. Sheet L1 shall be updated to show compliance with light fixture setbacks.
