Provide access to wire ends <br />for future locating requirements. <br />2. Add note to ‘Sanitary Sewer Notes’ that the contractor shall provide X, Y and Z GPS <br />coordinates of wye and service end for future locating requirements. <br />3. The 4” sanitary service pipes shall be shown as Schedule 40. <br />4. Block 3, Lot 1 will require a sanitary service cleanout. This shall be shown on the plans <br />and a detail shall be included in the plans as well. <br /> <br />• Transportation <br /> <br />The Saddle Club 4th Addition development extends Fox Road 400 feet to the southwest. <br />The roadway is 32 feet wide back of curb to back of curb. <br /> <br />Comments: <br /> <br />1. The applicant shall add a note to the typical street sections to seal the joints running <br />between the edge of the bituminous street and the concrete curb with mastic joint <br />sealant. <br />2. Update ‘Curb & Bituminous Notes’ note 2 to identify a “full depth” saw cut. <br />3. Update the street detail plate to show the correct urban street section. <br />4. The plans should show the existing and proposed street light locations. <br />5. The centerline profile shall be updated to include the new high point on the south end of <br />Fox Road. <br />6. The applicant shall provide a recommendation for atypical section within the <br />geotechnical report. The City is concerned with the roadway section through this area <br />adjacent to the wetlands. <br /> <br />• Floodplain <br /> <br />There is existing floodplain on the northwest side of the project site and will not be <br />impacted by Saddle Club 4th Addition. <br /> <br />• Wetlands and Mitigation Plan <br /> <br />Wetlands and mitigation plan are being reviewed by the City’s Environmental Coordinator. <br /> <br />• Drainage and Utility Easements <br /> <br />The Saddle Club 4th Addition development includes standard drainage and utility easements <br />rear yard drainage easement areas. Block 2, Lot 1 has a 19’ Drainage and Utility Easement <br />for storm sewer. Construction easements are being reviewed by the City’s Environmental <br />Coordinator. <br /> <br /> <br />
