3 <br />submit an MPCA RAP Implementation approval letter confirming the site was properly <br />remediated prior to City Council decision. <br /> <br />Zoning and Land Use <br /> <br />The subject site is zoned LI, Light Industrial. Construction related business and indoor <br />self-storage are permitted uses; however, a conditional use permit is required to allow <br />for two (2) or more principal buildings on site (existing mini-storage facilities and <br />industrial building/storage). <br /> <br />Current Zoning LI, Light Industrial <br />Existing Land Use Industrial <br />Future Land Use per 2040 Comp Plan Industrial <br />Utility Staging Area 1A=2018-2025 <br /> <br />Only permitted uses listed in the LI, Light Industrial zoning district shall be allowed to <br />operate in the multi-tenant industrial building units. Conditional uses would not be <br />allowed. <br /> <br />1. For example, automobile repair-major or minor would not be allowed. <br /> <br />Indoor self-storage or storage of personal items in the multi-tenant industrial building <br />units shall not be allowed. <br /> <br />1. The intent of the units is to provide a location for smaller industrial users to <br />operate. <br />2. Per City Code Section 1007.001 Definitions, outdoor access to individual units is <br />prohibited for indoor self-storage. <br /> <br />SELF-STORAGE, INDOOR. A fully enclosed, climate-controlled building that contains <br />separate, individual and private storage spaces of varying sizes, leased or rented on an <br />individual basis for the storage of personal property. Individual renters’ control and <br />access individual storage spaces and each unit must be directly accessed from the <br />interior of the building via its own access door. Outdoor access to individual units is <br />prohibited. Ancillary retail sales of related items, such as moving supplies, and facility <br />offices may also be included.
