Planning & Zoning Board <br />April 10, 2024 <br />Page 5 <br />APPROVED MINUTES <br />Ms. Larsen presented the staff report. <br />The applicant, Boulder Contracting, submitted a land use application for final plat <br />for Jansen Addition. The applicant proposes to subdivide the existing parcel <br />located at 523 Lois Lane into three (3) single family lots for the purpose of <br />constructing two (2) new single-family homes. The lot is 1.11 gross acres <br />(48,510 sf). <br />Staff recommend approval of the final plat. <br />Mr. Vojtech asked if there were other plats that break close to the size of the lot. <br />Ms. Larsen replied yes, they receive some plats that come in close. <br />Mr. Laden made a motion to approve the final plat. Mr. Kohler seconded. Motion <br />carried 6 – 0. <br />7.DISCUSSION ITEMS <br />A.Notification Requirements for Developments <br />Mr. Wipperfurth suggested that the City should put up signs about the Robinson <br />sod farm development. He also asked if the City asks for the school district <br />approval of development projects. <br />Mr. Grochala said that notifications on developments are required by State law. <br />He also said they do meet with the school districts at least twice a year to notify <br />them of proposed developments, but they do not request any input. Schools are <br />also supportive of future developments. <br />Mr. Wipperfurth asked if the Board should be asking the school board for <br />comments. <br />Ms. Guthmueller said it would not be necessary to ask the school board for <br />comments, but it would be difficult for schools because there are many tasks that <br />they must prepare for. She suggested notifying the school board about big <br />developments is a good heads up because they can react appropriately and <br />prepare. <br />Ms. Larsen replied that the City can add school districts to the distribution list <br />when sending out notifications. <br />Mr. Grochala said they looked at the vicinity of the notifications. For example, for <br />the Sod farms it was only 600 ft. They want to be cautious about setting up the
