6 <br /> <br />Watermain <br /> <br />The demolished house was on a private well. The well shall be properly abandoned. <br /> <br />A 12” watermain exists along Linda Avenue and laterals are stubbed to both Lots 1 and 2. Both <br />houses will be connected to municipal water. <br /> <br />Public Land Dedication <br /> <br />The proposed subdivision is within the Woods of Baldwin Park neighborhood service area. The <br />subdivision is not within the greenway system. <br /> <br />The City will require cash in lieu of land dedication for one (1) new lot. The lot had an existing <br />house that was recently demolished and will not be charged a park dedication fee. <br /> <br />Park Dedication Fees <br />Total # of Lots = 1 <br />x 2024 Park Dedication Fee $3,300 <br />= Total Due $3,300 <br /> <br />Screening, Landscaping, Buffer Yards and Tree Preservation <br /> <br />Per the April 24, 2024 Environmental Board staff report: <br /> <br />Boulevard Trees <br /> <br />Boulevard trees are required for all new residential subdivisions at a rate of one tree per lot <br />frontage. <br /> <br />Boulevard trees are shown on the landscape plan for both lots. <br /> <br />Boulevard tree requirements have been met. <br /> <br />Tree Preservation and Mitigation Standards <br /> <br />The purpose of these standards is to protect valuable trees and stands of vegetation while not <br />interfering with landowners’ reasonable use and development of property. The goal is to <br />minimize unnecessary loss of habitat, biodiversity, and forest resources and to replace removed <br />trees in areas where tree cover is most critical. <br /> <br />A tree survey was performed that identified: <br />280
