It includes 20 <br />acres of land guided for Planned Residential/Commercial which would support 4 acres of <br />commercial development (20 acres x 20% = 4 acres.) The applicant is proposing 434 housing units which is <br />consistent with the density range. It should be noted that net acreage will be re-calculated <br />based on post-development during the preliminary plat process. <br /> <br />Gateway <br /> <br />The intersection of Main Street and Sunset Avenue is identified as a Gateway location in the <br />City’s 2040 Comprehensive Plan. Guidance for Planning District 2, states that a gateway should <br />be planned and created at this location. The City undertook a gateway planning process in <br />2023. The Sunset and Main Street intersection was included in this process and a preferred <br />concept was completed.
