3 <br />The applicant is proposing the following mix and number of housing types: <br /> <br />Housing Type # Units <br />4-plex Townhomes = <br />(5 buildings) 20 <br />6-plex Townhomes = <br />(6 buildings) 36 <br />Market Rate Multi-Family = <br />(2 buildings x 100 units) 200 <br />Senior Living Multi-Family = 100 <br /> 356 <br /> <br />The residential development transitions from townhomes near Wilkinson Lake and <br />CSAH 32 (Ash Street) to the apartments adjacent to CSAH 21 (Centerville Road). The <br />senior living building is also near Wilkinson Lakes. Trails, sidewalks and stormwater <br />ponds are included throughout the development. <br /> <br />Staff Comments: <br /> <br />1. Staff suggests moving the senior living building towards Centerville Road to <br />better transition from low intense townhomes near the lake and wetlands to <br />higher intense apartments near the arterial roads. <br />2. A stronger multi-functional greenway corridor with trails shall be created. <br /> <br />Commercial <br /> <br />The applicant is proposing approximately 4.1 acres of commercial development in the <br />south east quadrant of the site adjacent to CSAH 21 (Centerville Road) and Wilkinson <br />Lake Boulevard. The concept plan shows three (3) commercial building pads (9,100- <br />10,850sf footprint). <br /> <br />Existing Conditions <br /> <br />The predominant existing land use is agricultural. MLCCS classifications include cattail <br />marsh, saturated altered/non-native dominated vegetation, grasslands, deciduous trees <br />and agriculture. Soil types include hydric, predominantly hydric, predominately non- <br />hydric and non-hydric. Wetlands and floodplain exist on the west portion of the site. <br />Several utility easements bisect the site. <br /> <br />Surrounding Zoning and Land Use <br />
