iii. A wetland delineation was completed in the fall of 2023 and will be used in <br />design. If wetland impacts are proposed, WSB will prepare a separate scope <br />of services for a wetland replacement plan. Wetland mitigation services are <br />not included in this scope. <br />iv. Land acquisition is anticipated for the Pine Haven neighborhood to obtain <br />easement for a pond. There is a budget of approximately $17,000 for <br />appraisal and acquisition services. <br />v. A bat habitat assessment may be needed pending the scope of the tree <br />removal. The estimated cost for a bat habitat assessment is not included with <br />this proposal. <br />vi. WSB will assemble and submit the final contract documents to the City and <br />request authorization to advertise the project for bidding. WSB will receive <br />and respond to bidder inquiries concerning the plans, specifications, and <br />intent of the project. Logs of all inquiries will be kept and maintained to <br />document inquiries. WSB will attend the project bid opening and present a <br />contract award recommendation to the City Council. <br />c. Final Quantities <br />i. An Engineer's Opinion of Probable Cost will be completed with the final <br />construction plans. This would be inclusive of street replacement, drainage <br />systems, sanitary sewer, watermain, and project site restoration. <br />d. Permit <br />i. WSB will assist the City in preparing permit application(s) and/or approval <br />requests and will assist the City with submitting the applications/approval <br />requests to the appropriate regulatory agencies. Permit applications and/or <br />agency review submittals are anticipated for: <br />1. RCWD — erosion control & stormwater management <br />2. Anoka County — work in right of way design review <br />3. NPDES — work for disturbing over 1 acre. <br />ii. WSB will develop the final project plans and specifications based on the <br />agency review comments. This task will include a construction services <br />QA/QC review of the final plans, quantities, and specifications. <br />iii. Upon completion of permitting, and agency review and approval, a final set of <br />construction documents will be prepared for electronic bidding. <br />e. Survey <br />The survey has been completed for the Colonial Woods and Pine Haven <br />neighborhoods. There is small budget for additional survey that may be <br />needed during design. <br />f. Geotechnical Data <br />i.
