3 <br /> <br />Senior Living Multi-Family = 100 <br /> 356 <br /> <br />The residential development transitions from townhomes near Wilkinson Lake and <br />CSAH 32 (Ash Street) to the apartments adjacent to CSAH 21 (Centerville Road). The <br />senior living building is also near Wilkinson Lake. Trails, sidewalks and stormwater <br />ponds are included throughout the development. <br /> <br />Commercial <br /> <br />The applicant is proposing approximately 4.1 acres of commercial development in the <br />southeast quadrant of the site adjacent to CSAH 21 (Centerville Road) and Wilkinson <br />Lake Boulevard. The concept plan shows three (3) commercial building pads (9,100- <br />10,850sf footprint). <br /> <br /> <br />General Site Characteristics <br /> <br />The 77-acre site is predominately used for agricultural purposes or existing in a natural <br />state with Wilkinson Lake and associated wetlands covering the western portion of the <br />site. The site is immediately north of the Waverly Gardens mixed use development that <br />consists of senior multi-family and townhome residential uses and commercial office <br />and restaurant uses <br /> <br />Land Cover <br /> <br />Pre-settlement land cover (Marschner) was wet prairie. <br /> <br />The Minnesota Land Cover Classification System (MLCCS) identifies the eastern parcel as <br />“Non-Planted” which means a non-planted agricultural field. This area currently has a <br />row crop planted. Moving easterly the land transitions to medium tall grassland, and <br />saturated altered/non-native dominated graminoid vegetation. Graminoid means any <br />plant resembling grasses such as grass, sedge or rush. The western most parcel is <br />identified Cattail marsh-semi permanently flooded. <br /> <br />Soils <br /> <br />The eastern parcel is a shown as Blomford loamy fine sand in the B/D Hydrologic <br />Classification. This is a silty (slow infiltration)/High water table type of soil. <br /> <br />The middle parcel has Soderville and Zimmerman fine sands which are type A that are <br />well drained. Soil on the far western property is identified as Rifle Mucky Peat where <br />the wetlands are positioned. This is a poorly drained soil.
