4 <br /> <br />An additional 10ft of road right-of-way along Lake Drive at the south of the plat is being <br />dedicated as required. <br /> <br />Streets and Alleys <br /> <br />CSAH 23 (Lake Drive) is an A-Minor Arterial Reliever county road. A raised median exists <br />from the American Legion south past I-35W. A signalized intersection exists at <br />Marketplace Drive. No additional access points or driveways are allowed onto Lake <br />Drive along this section. <br /> <br />77th Street is a minor collector local road. The section of 77th Street within the proposed <br />plat will be vacated. <br /> <br />Marketplace Drive will be extended west and connect to Marilyn Drive and 77th Street. <br />The City Engineer (WSB) has completed the plans and specs for this street <br />reconstruction and utilities project. The City will construct and install utilities in <br />conjunction with the platting and commercial development project. <br /> <br />The American Legion (7731 Lake Drive) currently has a “frontage road” that was <br />intended to provide additional access to the lots to the south. Staff consulted with the <br />American Legion and they did not feel the additional access was needed. An existing city <br />stormwater basin also exists at the end of the frontage road adding site constraints to <br />the possible frontage road extension. Staff suggests a future shared driveway be <br />considered along the west lot line of the American Legion and Lino Retail 2.0. <br /> <br />There are no other public roads being proposed with the development. A shared <br />driveway from between Lot 1 and Lot 2, Block 1 is provided. A shared driveway <br />agreement will be required here as well as between Lot 1, Block 2 south. <br /> <br />Easements <br /> <br />Standard drainage and utility easements at least 10 feet wide shall be provided over the <br />lot lines and stormwater management facilities. <br /> <br />Public Land Dedication <br /> <br />The City will collect cash fee in lieu of land dedication for commercial development at <br />the time of final plat. <br /> <br />Lino Retail 2.0 <br />4.34 acres x $2,600 per acre = $11,284 <br />
