8 <br />Stormwater management for the Lino Retail 2.0 site consists of infiltration basins for the <br />southern and northern lots. Additionally, some stormwater infrastructure is proposed <br />for the City realignment of Marketplace Drive. Existing and proposed discharge rates are <br />summarized below. <br /> <br />Pre- and Post- Development Discharge Rates (cfs) <br />Condition 2-Year 10-Year 100-Year 10-Day Snowmelt <br />Existing 0.00 0.35 5.98 Needed if basins <br />landlocked <br />Currently <br />Proposed 0.00 0.18 4.90 Needed if basins <br />landlocked <br /> <br />Additional comments/revisions are noted in the attached City Engineer memo. <br /> <br />Public Utilities <br /> <br />The commercial development will be municipally served by a 21” sanitary sewer main <br />along Lake Drive and a 10” sanitary sewer main along the extended Marketplace Drive. <br /> <br />The commercial development will be municipally served by a 12” watermain along Lake <br />Drive and a 12” watermain along the extended Marketplace Drive. <br /> <br />Tree Preservation, Mitigation Standards and Landscaping <br /> <br />Staff and the Environment Board will review the tree preservation and landscaping <br />requirements at their October 30, 2024 meeting. Detailed analysis regarding tree <br />survey, tree mitigation, open area landscaping, buffer and screen standards, canopy <br />cover, foundation landscaping, and sod and ground cover standards are not available at <br />this time; however, staff is confident these requirements can be met. <br /> <br />Staff does note a 6ft high maintenance free privacy fence shall be installed along the <br />west lot line of all 3 lots to provide proper screening from the residential houses. <br /> <br />Signage <br /> <br />A separate Sign Permit Application with detailed sign information is required for any <br />permanent or temporary signage. Monument sign plans are proposed for each lot <br />similar to those at Starbucks and Blue Heron Dental on the east side of Lake Drive.
