9 <br />The allowed maximum impervious surface coverage per lot in the GB, General Business <br />District is 75%. The Site & Building Plan Review Worksheets show compliance for each <br />lot. <br /> <br />Traffic Study <br /> <br />In August 2020, Anoka County Highway Department completed a CSAH 23 Preliminary <br />Traffic Analysis from Lexington Avenue to Main Street. The analysis included the <br />intersection of CSAH 23 (Lake Drive) and Marketplace Drive. The proposed preliminary <br />plat and commercial development is consistent with that plan. <br /> <br />The attached City Engineer memo details additional traffic information. The commercial <br />development meets the requirements for level of service (LOS). Intersections currently <br />operate at an overall Level of Service (LOS) A. Build condition overall LOS will continue <br />to operate at a level A. Existing roads and intersections providing access to the <br />development have the structural capacity to accommodate projected traffic from the <br />proposed development. <br /> <br />Environmental Assessment Worksheet (EAW) <br /> <br />An EAW is not required for a three (3) lot commercial development. <br /> <br />Wetlands <br /> <br />There are no wetlands on site. <br /> <br />Shoreland District <br /> <br />The site is not located in the Shoreland District. <br /> <br />Floodplain <br /> <br />There is no FEMA floodplain on site. <br /> <br />Additional City and Government Agency Review Comments <br /> <br />Anoka County Highway Department <br /> <br />Anoka County Highway Department provided comments in the attached September 19, <br />2024 letter. <br /> <br />Public Safety Comments <br />
