with bedrooms would have a minimum of 700 square feet with additional 100 square <br />feet per bedroom, as stated in the Code 1007.114 R-4(5). <br />City Code Section 1007.114(4) of the R-4 District requires the minimum livable floor area for <br />each multiple family dwelling unit shall be 700 square feet plus 100 additional square feet for <br />each bedroom. <br />Staff Comment: <br />1. Performance standards (architecture, parking spaces, lighting, landscaping, etc.) will be <br />fully evaluated in with the complete submittal of PUD Preliminary Plan/Preliminary Plat. <br />Subdivision Ordinance <br />Blocks and Lots <br />The proposed development provides a mix of residential and commercial lots and blocks. <br />Outlots would contain wetlands, buffers, stormwater ponds etc. <br />Per City Code Section 1001.097 (1) Length. The maximum length of blocks shall be 1,500 feet <br />and the minimum length 400 feet. Blocks over 900 feet long may require pedestrianways at <br />least ten feet wide at their approximate center. <br />Staff Comments: <br />1. A minimum 30-40ft wide pedestrianway/trail connection shall be made to Centerville <br />Road, Ash Street, local public street and public open space. <br />Streets and Alleys <br />CSAH 32 (Ash Street) and CSAH 21 (Centerville Road) are A -Minor Arterial Expander roads. <br />Internal streets consist of local streets and private streets intended to serve the site. Sidewalks <br />shall be provided along streets. <br />MnDOT, Anoka County, Ramsey County, and adjacent communities have worked jointly on <br />roadway improvement plans and financing for the 1-35E interchange and CSAH 32 and CSAH 21 <br />intersections. These improvements are tentatively scheduled for 2025. <br />Staff Comments: <br />1. Private streets shall be a minimum of 26 ft wide back to back. <br />12 <br />
