Detailed analysis regarding tree survey, tree <br />mitigation, open area landscaping, buffer and screen standards, canopy cover, foundation <br />landscaping, and sod and ground cover standards are not available at this time; however, staff <br />is confident these requirements can be met. <br />Staff does note a 6ft high maintenance free privacy fence shall be installed along the west lot <br />line of all 3 lots to provide proper screening from the residential houses. <br />Signage <br />A separate Sign Permit Application with detailed sign information is required for any permanent <br />or temporary signage. Monument sign plans are proposed for each lot similar to those at <br />Starbucks and Blue Heron Dental on the east side of Lake Drive. The site plan shall show the <br />location of the signs. <br />Impervious Surface Coverage <br />The allowed maximum impervious surface coverage per lot in the GB, General Business District <br />is 75%. The Site & Building Plan Review Worksheets show compliance for each lot. <br />Traffic Study <br />In August 2020, Anoka County Highway Department completed a CSAH 23 Preliminary Traffic <br />Analysis from Lexington Avenue to Main Street. The analysis included the intersection of CSAH <br />23 (Lake Drive) and Marketplace Drive. The proposed preliminary plat and commercial <br />development is consistent with that plan. <br />E:3 <br />
