Streets and Alleys <br />CSAH 23 (Lake Drive) is an A -Minor Arterial Reliever county road. A raised median exists from <br />the American Legion south past 1-35W. A signalized intersection exists at Marketplace Drive. No <br />additional access points or driveways are allowed onto Lake Drive along this section. <br />77t" Street is a minor collector local road. The section of 77t" Street within the proposed plat <br />will be vacated. <br />Marketplace Drive will be extended west and connect to Marilyn Drive and 77t" Street. The City <br />Engineer (WSB) has completed the plans and specs for this street reconstruction and utilities <br />project. The City will construct and install utilities in conjunction with the platting and <br />commercial development project. <br />The American Legion (7731 Lake Drive) currently has a "frontage road" that was intended to <br />provide additional access to the lots to the south. Staff consulted with the American Legion and <br />they did not feel the additional access was needed. An existing city stormwater basin also exists <br />at the end of the frontage road adding site constraints to the possible frontage road extension. <br />Staff suggests a future shared driveway be considered along the west lot line of the American <br />Legion and Lino Retail 2.0. <br />There are no other public roads being proposed with the development. A shared driveway <br />from between Lot 1 and Lot 2, Block 1 is provided. A shared driveway agreement will be <br />required here as well as between Lot 1, Block 2 south. <br />Easements <br />Standard drainage and utility easements at least 10 feet wide shall be provided over the lot <br />lines and stormwater management facilities. <br />Public Land Dedication <br />The City will collect cash fee in lieu of land dedication for commercial development at the time <br />of final plat. <br />Lino Retail 2.0 <br />4.34 acres x $2,600 per acre = $11,284 <br />Site and Building Plan Review <br />The attached Site and Building Plan Review Worksheets were completed for each lot and <br />building to determine zoning code compliance in regards to lot sizes, setbacks, architecture, <br />4 <br />
