In general, the proposed development is compliant with minor <br />revisions as noted. <br />Site Plan <br />Building A <br />Building A on Lot 1, Block 1 is approximately 7,450 sf and is a proposed retail auto parts store. <br />The site has shared access from Lot 2, Block 1. An existing stormwater basin is along Lake Drive <br />and new infiltration basin is proposed along the south lot line. <br />Building B <br />Building B on Lot 2, Block 1 is approximately 6,000sf and is a proposed 3 unit multi -tenant retail <br />building. A new infiltration basin is proposed along the south lot line. Sidewalk exists on the <br />south side of the lot that aligns with the crosswalk and existing sidewalk on the east side of <br />Lake Drive. The end users are not known at this time; however, a retail drive -through user is <br />proposed. <br />Drive -through service facilities are accessory uses. Per City Code Section 1007.132(7): <br />(c) Drive -through service facilities: <br />1. At least 120 feet of segregated passenger motor vehicle stacking must be provided for <br />the single service lane. Where multiple service lanes are provided, the minimum passenger <br />motor vehicle stacking may be reduced to 60 feet per lane. <br />305 feet is single lane stacking is provided. <br />2. The stacking lane and its access must be designed to control traffic in a manner to <br />protect the buildings and will not interfere with on -site traffic circulation or access to the <br />required parking space. <br />Traffic is controlled and will not interfere with on -site traffic circulation or access. <br />3. No part of the public street or boulevard may be used for stacking of passenger motor <br />vehicles or motorcycles. <br />No public street is used for stacking. <br />4. The stacking lane, order board intercom, and window placement shall be designed and <br />located in such a manner as to minimize glare to adjacent premises, particularly residential <br />premises, and to maximize maneuverability of vehicles on the site. <br />The stacking lane, order board and window are located adjacent to Lake Drive away from the <br />residential premises. Maneuverability is maximized. <br />
