4. It is assumed that Gordon Ave. North will connect to Mill Road, through the <br />undeveloped area, at some point in the future. A trail connection through that area <br />should be planned as well. It should be clarified what happens to Peltier Lake Drive in <br />the interim (i.e. will it be dead ended?). <br />School District <br />Centennial ISD#12 did not provide comments. <br />Lino Lakes Public Safety <br />Police Division had no comments. <br />Fire Division notes the need for temporary cul de sacs on future street extensions and a future <br />north -south street connection from Gordon Avenue to Peltier Lake Drive/Old Mill Road. <br />Fire Division also has concerns regarding emergency access drive onto CSAH 54 and future staff <br />not knowing the emergency access exists. They suggest a right in/right out turn lane at this <br />access. These concerns shall be addressed prior to preliminary plat submittal. <br />City Engineer <br />City Engineer comments are provided in the attached memo. <br />Environmental Board <br />Environmental Board comments are provided in the attached memo. <br />Park Board <br />The Park Board will review the concept plan in January 2025. <br />Planning and Zoning Board <br />The Planning & Zoning Board reviewed the concept plan on December 11, 2024. <br />Comments include: <br />• Overall general support for the concept plan <br />• Relocating Peltier Lake Drive to the east and creating trail corridor adjacent to lake <br />supported <br />• Side setbacks of 7.5ft supported <br />• Yield plan needs to meet density requirements and show realistic amount of <br />stormwater management <br />14 <br />
