Streets and Alleys <br />CSAH 14 (Main Street) is an A -Minor Arterial Connector county road. An existing right -in only <br />lane will access the site from Main Street. No additional access points or driveways are allowed <br />along this section of Main Street. <br />CR 84 (Otter Lake Road) is a minor arterial county road. <br />The north access into the site is 70th Street which is a private street. This will be a temporary full <br />access road until future development of Outlot A. Then this north access will be right-in/right <br />out and full access will be to the south. Document #487862.011 is a 60 ft wide Grant of <br />Permanent Easement over the private street and conveyed to the City for ingress and egress, <br />drainage and utility purposes. This easement will be vacated by separate Council action and <br />drainage and utility easements will be provided on the final plat. <br />Otter Lake Service Road is a public local road that will provide future access to Outlot A. <br />There are no public streets being constructed within the development. The internal system will <br />be private streets and drive lanes. <br />Document #1271202.0 recorded against the property dedicates a 60ft wide public street and <br />utility easement east -west across the property. This easement will be vacated by separate <br />Council action. The City Council will hold the public hearing which is tentatively scheduled for <br />April 14, 2025. <br />A shared driveway and maintenance agreement will be required for all private streets and/or <br />shared driveways. An access control agreement will be required for the future right-in/right-out <br />only for the north access on Otter Lake Road. <br />Easements <br />Standard drainage and utility easements at least 10 feet wide shall be provided on the <br />preliminary plat over Lot 1 and Lot 1A lot lines, Lot 1 and Lot 1A wetland #3 and stormwater <br />management facilities. <br />Public Land Dedication <br />The City will collect cash fee in lieu of land dedication for commercial development at the time <br />of final plat. <br />Otter Crossing South <br />4.08 acres x $2,600 per acre = $10,608 <br />
