MnDOT, Anoka County, Ramsey County, and adjacent communities have worked jointly on <br />roadway improvement plans and financing for the 1-35E interchange and CSAH 32 and CSAH 21 <br />intersections. These improvements are tentatively scheduled for 2025 and 2026. <br />Road easements 33ft wide are being dedicated along Ash Street and Centerville Road. <br />Easements <br />Standard drainage and utility easements at least 10 feet wide are provided along all lot lines. <br />Staff Comments: <br />1. Drainage and utility easements shall also be dedicated over stormwater management <br />facilities. <br />2. Conservation easements and wetland buffers shall be required over wetlands, ditches, <br />and greenway corridors. <br />Stormwater Management and Erosion and Sediment Control <br />The grading plans show four (4) rain gardens and one (1) stormwater management facility. A <br />multi -purpose greenway corridor incorporating trails, stormwater management, floodplain, <br />ditches, open space have been incorporated into the development. <br />Per the WSB Engineering Memo dated April 2, 2025, stormwater management for the <br />Wilkinson Waters site consists of a large sedimentation basin and various smaller BMPs to <br />provide additional treatment. There is also a proposed future public street that must meet City <br />design standards.
