Planning & Zoning Board <br />April 9, 2025 <br />Page 3 <br />the net density by 0.38 units per acre. The concept plan was reviewed by the City’s <br />Advisory Boards and City Council. The applicant has now submitted a PUD Preliminary <br />Plan (PPP), Preliminary Plat and Rezoning to PUD based on public, staff, Board and <br />Council comments for additional review and comment. <br />Mr. Vojtech hadquestions about how many of the houses would be in the H.O.A. Mr. <br />Zweber stated all homes would be a part of the H.O.A. Mr. Vojtech also had questions <br />regarding future developments to the North. <br /> <br />Mr. Root had questions about garage size and whether buyers would be able to increase <br />the size. Mr. Zweber stated the applicant has been in talks regarding this. Mr. Root also <br />had questions about the cul-de-sacs and access to hydrants for public safety. Mr. <br />Zweber stated that public safety would be installing more hydrants regardless of cul-de- <br />sac length. <br /> <br />Mr. Root would like the Board to voice concerns regarding the flexibility in the PUD. Mr. <br />Kohler had concerns about limiting the size of the garage and staying with the minimum <br />so as not to cause further issues. Mr. Vojtech agreed that the garage standards are in a <br />place for a reason. Mr. Laden was less concerned about the square footage of the <br />garage but keeping up the standards. Ms. Guthmueller has concerns about the size of <br />the road width. Ms. Hankee explained how the right-of-way width is calculated. <br /> <br />Mr. Kohler had concerns regarding the water access in the area. Mr. Grochala explained <br />that the City has calculated using conservative numbers to make sure that even if the <br />City were down a well, there would still be access to water. <br /> <br />Mr. Root agrees that the standard of garages should be kept in place. Mr. Root would <br />like to know the justification for reducing the garage size. <br /> <br />Emily Becker, M/I Homes, was present to answer questions. Ms. Becker would like to <br />state that they are open to different street connections regarding Andall Street. Ms. <br />Becker stated they are open to meeting the garage requirements. Ms. Becker also <br />stated that since the development would be under an H.O.A.the garages would most <br />likely not hold snow blowers or lawn mowers, and the garages would utilize storage <br />overhead. Ms. Becker stated they would be utilizing water reuse to save water in the <br />development. <br />Mr. Root wanted clarification about the garage sizes. Ms. Becker stated that the garage <br />plans will need to change to meet City standards. Ms. Larsen clarified that this has been <br />done previously with the Watermark development. <br /> <br />
