The developments will be evaluated on a case by <br />case basis to determine actual demand and availability of capacity to serve the development. <br />Any proposed development will need to demonstrate methods to reduce water use including <br />but not limited to stormwater reuse for irrigation <br />Staff Comments: <br />1. The water supply issue needs to be addressed prior to preliminary plat submittal. <br />Yield Plan <br />As required per City Code Section 1001.026(4) for a PUD, the applicant submitted the attached <br />yield plan. A yield plan shows the maximum number of dwelling units that would be permitted <br />given the minimum lot size and lot widths for conventional subdivisions and other <br />requirements of the Lino Lakes Zoning and Subdivision Chapters. <br />The yield plan proposes 121 townhome units at 5.98 units per net acre which would be <br />consistent with density requirements. <br />Phasing Plan <br />Per the narrative, the developer plans to commence with development in the Fall 2025 that will <br />align within the projected service date. The site is planned to be built within one (1) phase of <br />grading and one (1) phase of street & utilities. <br />Traffic Study <br />A traffic study is required at the time of preliminary plat submittal. <br />Staff Comments: <br />1. The applicant shall work with Anoka County Highway Department regarding access, <br />emergency access, and turn lanes on CSAH 54 (20th Avenue S.). <br />Parks, Greenways and Trail Plan <br />Per Figure 10-2: Neighborhood Service Areas of the 2024 Comprehensive Plan, a future <br />neighborhood park is programmed to the southwest of this site. Trails are not required per the <br />park plan. The City will require cash in lieu of land dedication. <br />Tree Preservation and Landscaping <br />
