Centennial ISD#12 did not provide comments. <br />Lino Lakes Public Safety <br />Police Division reviewed the concept plan and had no concerns. <br />Fire Division reviewed the concept plan and had no concerns. <br />City Engineer <br />City Engineer comments are in the attached memo. <br />Environmental Board <br />Environmental Board comments are in the attached memo. <br />Park Board <br />During the May 7, 2025 meeting, the Park Board recommended 100% cash dedication in lieu of <br />land. Several existing Nadeau Acres residents addressed the Park Board requesting <br />consideration for a neighborhood park in the Nelson Rehbein development. <br />As discussed with the development of Nadeau Acres, the 2040 Comprehensive Plan does not <br />show the Nelson Rehbein property as having a park or part of the greenway system. Rather, <br />future Neighborhood Park E is planned to the west. <br />Planning & Zoning Board <br />The Board reviewed the concept plan on May 14, 2025. Discussion items included: <br />• No PUD, proceed with straight zoning. <br />• Include sidewalks along streets. <br />• Access spacing, right in/right out and emergency access along 20t" Avenue. <br />• Neighborhood meeting suggested. <br />Preliminary Plat <br />The City's review and comments on the concept plan's relation to the 2040 Comprehensive <br />Plan and development regulations does not grant any rights to the applicant to develop the <br />property as depicted by the concept plan. <br />A land use application for preliminary plat is required. The city strongly recommends the <br />property owner/applicant hold a neighborhood meeting for informal comment and feedback <br />prior to preliminary plat application. <br />11 <br />
