Construction Management Approach <br />When changes are unavoidable, RJM collaborates with the project team to evaluate <br />the impact, both financially and operationally, while developing strategies to address <br />the issue effectively. In the event the City requests project enhancements, we engage <br />with the project team to clarify the nature of the requested changes. We provide <br />expert guidance on the most cost-effective methods to implement these adjustments, <br />ensuring that the work aligns with the overall project goals and budget considerations. <br />Our systematic and solutions -oriented approach not only minimizes unnecessary <br />changes but also fosters clear communication among all stakeholders, promoting <br />smooth project progression and alignment with the client's vision. By taking <br />ownership of the change order process, RJM ensures that any necessary modifications <br />are handled professionally, efficiently, and with the client's best interests in mind. <br />PROCESS FOR MANAGING FINAL STARTUP, TESTING, AND OCCUPANCY <br />RJM follows a structured and meticulous approach to manage the coordination of final <br />startup, testing, and occupancy. At substantial completion, following comprehensive <br />operations and maintenance training conducted with the design team, contractors, <br />and suppliers, operational responsibility for the facility is transferred to the client. <br />Throughout this transition, RJM ensures that all punch -list items are completed <br />efficiently, warranty information is assembled, and contractual contractor closeout <br />documents are promptly collected. <br />Before conducting the official punch list with the project team, RJM performs <br />a pre -punch list internally to identify, record, and address any outstanding items. <br />This proactive measure ensures a streamlined process during the final stages. <br />Additionally, RJM and the client's project team conduct a post -occupancy inspection <br />approximately 11 months after completion to address any long-term concerns. <br />The commissioning process, supported by RJM's internal MEP (Mechanical, <br />Electrical, Plumbing) Director, concludes with the preparation of a comprehensive <br />final commissioning report. This report includes issue logs, open items, and final <br />testing results. Any commissioning activities delayed due to climatic conditions <br />or equipment availability are addressed in the post -occupancy phase. The MEP <br />Director's involvement facilitates seamless coordination with trade partners and <br />ensures that all systems are functioning optimally by final completion. <br />Throughout the process, thorough training for facility staff is a priority. Formal <br />training sessions empower operations and maintenance personnel to understand <br />and manage all equipment and systems effectively, ensuring the facility operates in <br />alignment with its design capabilities. Both building operational staff and end users <br />receive specialized training tailored to the installed equipment and systems. <br />To prepare for final occupancy, RJM reviews a detailed final occupancy checklist <br />with the client several months in advance.
