19 <br />3. Trail corridors shall be a minimum 30-40 feet in width above the high water <br />level. <br />4. The total linear footage of paved trails shall be provided. <br /> <br />Tree Preservation <br /> <br />Per the June 25, 2025 Environmental Board staff report, a Tree Preservation and <br />Mitigation Plan will be required for existing trees that are proposed to be removed. The <br />area has been farmed and few desirable trees exist within this area. On the northern <br />end of the project tree removal should be limited to provide screening from existing <br />houses on the south side of Rehbein St. <br /> <br />The southwest corner of the property has trees that are shown for removal. These <br />areas appear to be outside of the basic use area and will require mitigation. Provide <br />calculations in future submittals showing the basic use area for the property and areas <br />of environmentally sensitive areas. <br /> <br />Boxelder is being shown as undesirable and no mitigation is being provided. Cottonwoods <br />and Ash trees can be considered undesirable as defined in the development standards. <br />However, boxelder should be mitigated for, 116 boxelder are being removed outside of <br />the Basic Use Area. <br /> <br />Tree removals should be broken down between Non-Basic Use Area and any <br />Environmentally Sensitive Areas (ESA). Currently trees are just shown outside of the basic <br />use area, it appears that there will be removals within the ESA of wetland. <br /> <br />Landscaping <br /> <br />Also from the Environmental Board staff report, boulevard trees are required at the rate <br />of one (1) tree per lot frontage for single family and two-family lots. Townhomes and <br />multi-family properties require one tree per 70 feet of linear feet of road frontage. <br /> <br />Open areas shall be landscaped to meet requirements of 1 large tree and 2 large shrubs <br />per 2500 SF. Open space calculations should be provided with future submittals. <br /> <br />Landscape screening and buffers shall be installed along CSAH 54/20th Street. Buffer <br />screening and berming should meet the city’s 6’ height requirement from the low point <br />of foundation. <br /> <br />The landscape plans shall comply with Section 1007.043 (17), Required Screening, <br />Landscaping and Buffer Yards of the zoning ordinance. No recommendations for <br />additional plantings were called out during the noise study. Mitigation for the <br />townhomes should meet the requirements of the noise study. <br />
