Hill and received June 5, 2025. Our comments were made on the following <br />documents: <br />• Peltier Ponds - Preliminary Plat prepared by James R. Hill, dated May 21, 2025. <br /> <br />The following review comments should be responded to in writing by the applicant. <br /> <br />Engineering <br /> <br />• General <br /> <br />The Peltier Ponds development includes 125 acres between 20th Avenue (CSAH 54) and <br />Peltier Lake, south of Rehbein Street. The preliminary plat proposes 246 units and <br />associated infrastructure. An AUAR was prepared for this area in 2005 and the City is <br />currently finishing the 2025 update. <br /> <br /> <br />• Grading <br /> <br />The Peltier Ponds Development includes site grading for the 246 units as well as <br />extensions of Peltier Lake Drive, Gordon Avenue, Watermark Way and approximately six <br />local streets that are yet to be named. <br /> <br />Comments: <br />1. See redline comments on plans <br />2. Provide high points at all locations in the street and green spaces including between <br />all lots <br />3. Keep swale a minimum of 5' within drainage and utility easement <br />4. Verify whether the berm on the north side of the development needs to be higher <br />than the EOFs to prevent directing water to the north <br />5. All grading and construction in the Electric Transmission line utility easement to be <br />approved by the utility provider <br />a. Verify all revised clearances and cover around structures following proposed <br />grading meet requirements <br />6. Verify rear grade off the back of building pads to create a more usable back yard <br />7. Provide EOFs for all low points in the roadway and green spaces
