Page 2 <br />i. Legend shows heavy duty silt fence. Appears to be covering <br />additional erosion control. Call out on plan set if two layers are to <br />be proposed in these areas. <br /> <br />3. Rice Creek Watershed District shows Anoka County Ditch 72 branch 1 running <br />through the site. Verify the location and use of the ditch with the watershed. <br />Ditch location and drainage should be shown on the plan set if it is required to <br />be maintained. <br />a. Confirm with RCWD on what is allowed within the proposed new <br />alignment of ACD 72 Br 1. Potential trail extension along this corridor to <br />20th could cause impacts. <br /> <br />4. Provide increased buffer widths around wetland where the trail is going past <br />these locations. Buffers should be extended throughout the park land to provide <br />pretreat of runoff before discharging to the wetlands. <br /> <br />5. Show buffers in between the trail and existing channel shown on the proposed <br />plans. <br /> <br />6. All wetlands should be included in conservation easements. <br /> <br />7. This area is included in the RCWD wetland corridor plan. With future submittals <br />impacts and mitigation of wetlands will be required. <br />a. Mitigation banking credits have been proposed <br /> <br />8. Wetlands falling within the wetland corridor will require 50’ buffers <br /> <br />9. The project site is located with the I-35 E corridor AUAR. As part of the planning <br />the AUAR mitigation checklist should be used. <br /> <br />a. There are areas of potential cultural significance shown adjacent to the <br />site and will need to complete a Cultural Resource Assessment of the <br />proposed project. <br />b. I35E AUAR mitigation checklist should be used with future submittals to <br />ensure all requirements are being met. <br /> <br />10. Provide conservation easements over all wetland and open space in the <br />development to ensure connectivity with existing and future development. <br /> <br />a. Confirm ownership of outlot E and ownership and maintenance of <br />proposed natural trails. <br /> <br />11. Retain 50’ wide drainage & utility easement over trunk storm sewer.
