There is not currently any existing water main along 20 <br /> Avenue (CSAH 54) in this area. The 2040 Comprehensive Plan does identify a future 8” <br />watermain loop in this area. The proposed homes will need to install wells. <br />Comments: <br />1.Proposed well locations shall be shown on the preliminary plans. Applicant to <br />provide dimensions from proposed well locations to proposed building pads and to <br />proposed septic systems (primary and secondary). <br />Well locations have been updated and shown on the Preliminary Plat. <br />Applicant to also put proposed well locations on the grading plans. <br />Well locations have been added to the grading plan sheets. <br />Well locations will be further reviewed with building permit applications. <br />Well locations should not be within proposed driveways. There is not <br />th <br />currently any existing sanitary sewer along 20 Avenue (CSAH 54) in this area. The <br />proposed homes will be served by private septic systems. <br />•Transportation <br />th <br />The site is located between Amelia Lake and 20 Avenue (CSAH 54). All proposed <br />th <br />properties will have access off of 20 Avenue (CSAH 54), an Anoka County state aid <br />highway and an A-Minor Arterial Reliever. A right-of-way width 120-ft is required for minor <br />th <br />arterial streets. The existing right-of-way along 20 Avenue (CSAH 54) varies from 55 feet to <br />th <br />70 feet west of centerline. For a portion of the plat, 20 Avenue (CSAH 54) is within the <br />th <br />larger Interstate 35E right-of-way. 20 Avenue (CSAH 54) has capacity to handle the <br />additional traffic from the new lots. <br />Anoka County Parks Regional Trail and the City of Lino Lakes Comprehensive plan identify <br />th <br />a future reginal trail along the west side of 20 Avenue (CSAH 54). <br />Comments: <br />th <br />1.An additional 5 feet of right-of-way adjacent to 20 Avenue (CSAH 54) where <br />there is less than 60 feet will be required for future reconstruction purposes (60 feet <br />total right-of-way width west of CSAH 54 centerline) <br />60 FT from centerline of CSAH 54 to proposed ROW shown. <br />Lake Amelia Woods Final Plat Engineering Review <br /> <br />
