D. SANITARY SEWER IMPROVEMENTS:
The proposed improvements will connect to a 21 -inch sanitary sewer stub just north
of Main Street. This line will only serve the proposed lots that abut Main Street.
Any development to the north will be required to connect into the Metropolitan
Councils interceptor currently located to the east at the City limits between Lino
Lakes and Hugo on the north side of Main Street. The existing pipe stub is 27 -feet
deep. A manhole will be installed at the stub to allow a smaller and shallower pipe
to be extended north. The sanitary sewer extension will be 8- inches in size with a
manhole installed at the new intersection 285 feet to the north. Two sanitary sewer
stubs will be installed to the east and west providing service to the properties
abutting Main Street.
The remainder of the sanitary sewer service area will be serviced by the
Metropolitan Councils 27 -inch interceptor. The extension of the interceptor from
the easterly City limits will require utility easements to bring the pipe over to Otter
Lake Road north of Phase No. 1. These easements will be secured with the
development of the affected parcels.
E. This is a trunk line for the City and the project will extend the
16 -inch line to the north end of the new roadway. There will be 8 -inch watermain
stubs east and west for the developments. A hydrant will be installed at the end of
the watermain line for flushing and testing purposes,
F. RIGHT -OF -WAY AND EASEMENT ACQUISITION:
Acquisition of private property will be required to provide adequate right -of -way for
Otter Lake Road. The ultimate lane configuration for Otter Lake Road has been
analyzed to determine the total amount of right -of -way necessary. The majority of
the proposed right -of -way acquisition will require 60 feet from each property owner
with a small portion of the west property requiring 66 feet. In addition, a utility
easement will be necessary for the future construction of the Metropolitan Council's
Page 6 14817.004
