STREET IMPROVEMENTS: <br />The proposed street will be a continuation of the Phase No. 1 layout consisting of <br />five -lanes including turn lanes to approximately 1215 feet north. The road width will <br />be 70 feet with concrete curb and gutter. The street width north will begin to taper <br />down in this area. The concrete median will be continued north making the Phase <br />No. 1 intersection a right -in /right -out for both the east and west parcels. A new <br />intersection will be installed at 660 feet and ultimately will be fully signalized when it <br />is justified. The street section includes 11- inches of bituminous pavement, <br />11- inches of Class 5 aggregate base, and 18- inches of select granular borrow sub- <br />base. A 32 -foot Business street access will be constructed both east and west to <br />the right -of -way with the City Standard street section. <br />Wetland impacts will occur within this area. Wetland replacement and mitigation <br />will be necessary. The location for the replacement and mitigation has not been <br />determined at this time. <br />Page 7 14817.004 <br />
