<br />Easements <br />Standard drainage and utility easements at least 10 feet wide have been provided along <br />all lot lines. Drainage and utility easements shall be dedicated over outlots containing <br />stormwater management facilities. <br />Stormwater Management and Erosion and Sediment Control <br />The site is located within the NE Lino Lakes Comprehensive Stormwater Management <br />Plan area and is subject to requirements of the plan. As part of the plan <br />implementation the City constructed a trunk storm sewer pipe across the southern half <br />th <br />of the property between 20 Avenue and Peltier Lake. This trunk line serves as the <br />major conveyance system for the area. <br />The grading plan shows stormwater ponds throughout the development. They are part <br />of the multi-purpose greenway corridor incorporating trails, stormwater management, <br />floodplain, ditches, and open space. <br />Per the City Engineer memo dated December 3, 2025: <br />Stormwater management for the Peltier Ponds site consists of multiple sedimentation <br />basins and irrigation reuse to provide treatment. Additional stormwater management <br /> requirements are set beyond standard City and RCWD rules based on the site’s location <br />within the Northeast Drainage Area Comprehensive Stormwater Management Plan <br />(CSMP). Upon review of the CSMP with RCWD, site design does not meet those <br />requirements. The 0.1 cfs/acre requirement must be met for all discharge points on the <br />site since all flows ultimately route to Peltier Lake.
