<br />As required per City Code Section 1001.041(2)(a)7, the applicant submitted the attached <br />yield plan. The yield plan shows the maximum number of dwelling units that would be <br />permitted given the minimum lot size and lot widths for conventional subdivisions and <br />other requirements of the Lino Lakes Zoning and Subdivision Chapters. <br />The submitted yield plan indicates single family lots, townhomes and an apartment <br />totaling 332 housing units. <br />The proposed preliminary plat contains 282 housing units. <br />Phasing Plan <br />The phasing plan indicates four (4) phases of development. <br />Phase 1103 lots <br />Phase 256 lots <br />Phase 352 lots <br />Phase 471 lots <br />Total282 lots <br />Staff Comment: <br />1.Outlot A and B shall be dedicated as public park with the Phase 2 development. <br />2.The timing of trail construction shall be evaluated with each phase. <br />3. As water issue continues to develop it may well impact the City’s ability to <br />service future phases of the development. <br />Traffic Study <br />A Traffic Impact Study was prepared by Traffic Impact Group, LLC dated November 6, <br />2025. Per the study, <br />The proposed new development is expected to generate 42 entering trips and <br />128 exiting trips in the AM peak hour, and 135 entering and 85 exiting trips in <br />the PM peak hour. <br />Total daily trip generation is 2,415. <br />The County and City have expressed their preference for a roundabout at <br />Watermark Way. Roundabout will provide acceptable operations, will provide <br />vehicle calming on the corridor, and provide pedestrians a safe location for <br />crossing 20th Avenue N. <br />The study area included the following intersections: <br />20th Avenue N & Rehbein Street <br />20th Avenue N & Watermark Way <br />16 <br /> <br />
