Wetlands <br />Per Plan Sheet C4.9, Wetland Impacts & Buffer Plan and the Wetland Delineation <br />Report, there are nineteen (19) wetlands totaling 15.58 acres on the project site. A <br />majority of the wetlands (13) are shown within the currently farmed area of the parcel. <br />These wetlands are considered degraded and have a lower biological value. There are <br />1.12 acres of wetland impacts that will be mitigated via wetland bank credits. <br />Only Wetlands 14, 15, 16, and 17 in the southeast quadrant require Wetland <br />Management Corridor (WMC) minimum 50ft wide buffer with site development. <br />Wetland Buffer <br />Required 50ft wide Wetland Buffer6.31 acres <br />Provided Wetland Buffer12.15 acres <br />Wetland buffer requirements are met. <br />Protected Open Space Area signage will also be installed. <br />Staff Comments: <br />1.Conservation easements and wetland buffers shall be recorded over the <br />applicable open space outlots. <br />Floodplain <br />The 2015 FEMA Floodplain Map indicates Zone A flood plain over the large wetland on <br />the south side of the site. The Base Flood Elevation (BFE) is 887.7. There are no <br />floodplain impacts. <br />Staff Comments: <br />1.The Base Flood Elevation shall be shown on the preliminary plat. <br />Additional City and Government Agency Review Comments <br />Anoka County Highway Department comments are provided in the attached <br />letter. <br />Lino Lakes Police Department reviewed the development and had no public <br />safety concerns. <br />Lino Lakes Fire Department notes the need for temporary cul de sacs on future <br />street extensions and a future north-south street connection from Gordon <br />Avenue to Peltier Lake Drive/Old Mill Road. <br />20 <br /> <br />
