Turnberry Crossing Review Page 3 January 31, 2005 <br />City of Lino Lakes, Minnesota <br />8) Geotechnical information was previously provided. As previously stated, additional excavation of <br />fine alluvial silts and replacement with compactable granular material may be required for <br />construction of the new buildings and private drives. Suitable granular material must also be placed <br />beneath the designated infiltration areas. Groundwater levels may also necessitate dewatering for the <br />utility installations. Any imported topsoil, fill material, or granular materials for roadway, building <br />foundation, or other use (material and source) must be approved by the City Engineer. <br />9) A revised copy of the final plat must be submitted for review with the new title of Turnberry <br />Crossing. Drainage and utility easements as well as provisions for driveway access must be provided <br />on the plat. The Final Plat shall also be subject to the review and approval of Anoka County. <br />10) Utility plans have been provided. All utility installations (including sanitary sewer and water), shall <br />be considered private and will not be owned or maintained by the City of Lino Lakes. In addition, <br />the proposed streets /driveways do not meet the minimum width requirement of the City of Lino <br />Lakes and shall also be owned and maintained privately. Private ownership and maintenance <br />responsibilities must be addressed and detailed in the Developer Agreement between the City and the <br />Applicant. The utility plan should also show or designate the services termination point (distance <br />from the building). Individual sanitary sewer and water services must also meet minimum separation <br />distances. Following are additional comments with regards to the utility and street plans: <br />a) The new drives are shown connecting to Aqua Circle with valley gutters, which the City does not <br />allow. The valley gutters shall be replaced with concrete driveway aprons, or shall be <br />continuously paved with an acceptable slope transition. <br />b) Sanitary sewer manhole castings shall be provided in accordance with the requirements of the <br />City of Lino Lakes. <br />c) The 8 -inch watermain on Drive A shall have a gate valve located at the property line (foot of the <br />drive), similar to those provided for Drive C and Drive B. <br />d) An 8 -inch main is proposed to run along Aqua Lane and parallel to the existing 12 -inch main for <br />the length of the development property. The new 8 -inch pipe is proposed to be connected to the <br />12 -inch main by utilizing existing 6 -inch hydrant leads and relocating the hydrants. It is <br />recommended for testing purposes that 8 -inch valves be installed at the connection points. <br />e) Construction notes must be added that address requirements of the City of Lino Lakes with <br />regards to connecting to existing utilities and structures. The City Utilities Superintendent must <br />be notified at least 48 hours prior to any shut downs, wet taps, or other work related to the City's <br />system. These requirements also apply to connecting to the City's sanitary sewer and storm sewer <br />systems. <br />
