•
•
•
Paul Bengtson
April 8, 2005
Page 2
Proposed Site Details
1. Details must be provided for a pedestrian curb ramp.
2. Details must be provided for a driveway apron.
3. Details must be provided for storm sewer structures.
Proposed Hydrocad Model
1. The total area of all subcatchments for pre- and post - development conditions should be
equivalent.
2. Post - development discharge is slightly higher than pre- development conditions. This is
acceptable, as the proposed Village Drive improvements will include storm sewer capable of
handling this increased discharge.
General Comments
1. Village Drive will be rebuilt as a part of the Legacy at Woods Edge Project, and as such, the
proposed entrance to the Fairview Clinic expansion does not currently reflect the proposed
changes to Village Drive. A discussion should be held between all involved parties regarding the
coordiitation and timing of the Fairview Clinic expansion with the Legacy at Woods Edge
Project. As a part of the reconstruction of Village Drive, a stoma sewer stub will be provided at
the proposed drive entrance for the clinic, which can be used to address comment 4 in the
Grading Plan section.
2. It is recommended that the construction specifications for the Fairview Clinic expansion reflect
the need for the contractor to coordinate work with the City's contractor on the Legacy at Woods
Edge project.
Please call me at 651.490.2147 if you have questions.
Sincerely,
SHORT ELLIOTT P ENDRICK.SON INC.
Robert L.
