All proposed street right-of-way widths are 60ft and the paved <br />surface is 32ft wide. <br />Street connections are required by the following City Code Sections: <br />§ 1001.096 LAND REQUIREMENTS. <br /> (2) Proposed subdivisions shall be coordinated with surrounding properties and/or <br />neighborhoods so that the city as a whole may develop efficiently and harmoniously. <br />§ 1001.100 STREETS AND ALLEYS. <br /> (3) Streets, continuous. Except for cul-de-sacs, streets shall connect with streets <br />already dedicated in adjoining or adjacent subdivisions or provide for future connections <br />to adjoining unsubdivided tracts, or shall be a reasonable projection of streets in the <br />nearest subdivided tracts. The arrangement of thoroughfares and collector streets shall <br />be considered in their relation to the reasonable circulation of traffic, to topographic <br />conditions, to runoff of storm water, to public convenience and safety, and in their <br />appropriate relation to the proposed uses of the area to be served. <br />Staff Comments: <br />1.A traffic study shall be required. <br />2.Trails and sidewalks shall be incorporated throughout the development. <br />3.40ft of road right-of-way shall be dedicated along Pine Street. <br />4.Due to wetlands within the Nordin Street road right-of-way, further analysis will <br />be required to determine if a street will be constructed to Pine Street near Olive <br />Street and Orange Street. <br />5.It appears that a portion of Street A connecting to Nordin Street road right-of- <br />way is outside of the Pine Oaks Addition. This shall be evaluated. <br />6.Lot 82 will require vacating a portion of the Nordin Street road right-of-way. This <br />shall be evaluated. <br />Easements <br />Staff Comments: <br />1.Standard drainage and utility easements at least 10 feet wide shall be provided <br />along all lot lines. <br />2.Drainage and utility easements shall also be dedicated over stormwater <br />management facilities. <br />3.Oversized easements for stormwater management may not be included in the <br />minimum established lot size. <br />4.Conservation easements and wetland buffers shall be required over wetlands <br />and greenway corridors. <br />7 <br /> <br />
