There is no FEMA floodplain on site. <br />Additional City and Government Agency Review Comments <br />Anoka County Highway Department comments are attached. <br />Police Department reviewed the site and building plan and had no concerns. <br />Fire Department reviewed the site and building plan and had no concerns. <br />City Engineer comments are attached. <br />Environmental Coordinator comments are attached. <br />Agreements <br />Stormwater Maintenance Agreement <br />The stormwater facilities will be privately maintained and a Declaration for Maintenance of <br />Stormwater Facilities is in place. Both the Rice Creek Watershed District (RCWD) and the City of <br />Lino Lakes are parties to the Declaration. <br />Development Agreement <br />A Development Agreement is not required because this is an existing lot of record, not a <br />subdivision. <br />Site Improvement Performance Agreement <br />A Site Improvement Performance Agreement shall be executed prior to construction. <br />Comprehensive Plan <br />The Valvoline project is consistent with the goals and policies of the comprehensive plan <br />regarding land use, housing, economic development, transportation, local water management <br />plan, sanitary sewer, water supply and parks, greenway and trails. <br />Land Use Plan <br />The Comprehensive Plan guides this property for commercial use.
