<br />Currently Needed if basins <br />11.8428.7467.10 <br />Proposedlandlocked <br />Public Utilities <br /> Public 8” watermain, 8” sanitary sewer, and storm sewer utilities will be installed within <br />the development. <br />The site is in Sanitary Sewer District 3 (Sub-district 3D). Flow from these areas, including <br />that from Centerville, is collected along East Cedar Street and conveyed east to MCES <br />Meter M220 and Gravity Interceptor 802325. <br />The site is in Utility Staging Area 1A (2018-2025). <br /> Per the City Engineer memo, the City’s water system has the pumping capacity to supply <br /> the proposed project. However, due to the City’s limited firm capacity each project is <br /> being evaluated on a case-by-case basis to determine its impact on the system’s peak <br />day demand. Based on this evaluation the projected use falls within our available firm <br />capacity. <br />Yield Plan <br />A yield plan is not required because a PUD, Planned Unit Development is not being <br />proposed. <br />Phasing Plan <br />Per the narrative, the site is anticipated to be massed graded in one phase. <br />Traffic Study <br />A Traffic Study was prepared by Transportation Collaborative & Consultants, LLC dated <br />January 5, 2026. Per the study, <br />The development is expected to generate: <br />o 48 AM peak hour (12 in/36 out) <br />o 57 PM peak hour (34in/23out) <br />Total daily trip generation is 644. <br />The study area included the following intersections: <br />20th Avenue (CSAH 54) and Cedar Street <br />20th Avenue (CSAH 54) and Red Oak Lane <br />20th Avenue (CSAH 54) and Birch Street (CSAH 54) <br />9 <br /> <br />
