Raske Building Systems <br />page 3 <br />As shown above, the proposed lots (Parcels F and G) and office /warehouse building have been <br />found to meet all of these standards. <br />Building: The applicant is proposing to construct a 25,568 square foot office /warehouse <br />building on the eastern one half of proposed Parcel F. Such building placement will allow for a <br />shared access with a future building upon adjacent Parcel G to the west. Based on the building <br />size and placement upon the lot, future building expansion is not anticipated. <br />The office /warehouse building measures 34 feet in height and conforms with the maximum 45- <br />foot height requirement imposed in the L -I District. <br />The building is to be finished in pre -cast concrete wall panels (with a vertical raked finish) which <br />conform to the standards in Section 3, Subdivision 4.B of the City Code. Wall panels are to be <br />accented with a horizontal band consisting of a raked and smooth concrete. Such decorative <br />band serves to add visual interest to the building. <br />To enhance the building' entrance, the applicant has proposed a recessed entry with a canopy and <br />adjacent landscaping. This is in response to recommendations by the Planning and Zoning <br />Board to enhance the building entrance shown on the original plans. <br />Trash Enclosure: As shown on the site plan, a trash handling area is proposed on the west <br />side of the building. According to Section 3, Subd. 4.G of the Ordinance, all refuse stored <br />outdoors must be totally screened from eye level view from neighboring uses and public rights of <br />way. <br />According to the applicant, the north and south walls of the trash enclosure are to match the <br />materials of the principal structure. We have no elevation of the enclosure, but a condition of <br />site and building plan approval will be that the trash is completely enclosed and the screening <br />walls of the enclosure must match the building materials and be at least six feet in height. <br />Signage: Neither the site plan nor building elevations illustrate any signage. Signage is <br />governed by the City's sign ordinance and require a separate permit. All signs will be reviewed <br />with the sign permit applications and must satisfy applicable requirements of the Ordinance in <br />regard to sign type size and location. <br />Landscaping: As shown on the landscape plan, a variety of trees are proposed on site. <br />Specifically, a mixture of Ash, Maple, Crab and Cherry trees have been proposed. <br />Parking: The standards for calculating the off - street parking requirements for office and <br />warehouse uses are outlined in Section 3, Subdivision 5 of the City Code.
