•
•
Raske Building Systems
page 4
* Warehouse space includes 3,690 square feet of service /repair space
As shown in the table above, a total of 37 off -street parking stalls are required for the proposed
use. The applicant's plan calls for 51 stalls and significantly exceeds the minimum off - street
parking supply requirement. Likewise, three handicap parking stalls have been proposed in
satisfaction of applicable State requirements.
The applicant has indicated that the additional parking stalls (beyond that required by Ordinance)
are necessary as occasional training sessions are to be held on site which will escalate parking
demand.
Roads, Access, Circulation. The standards for access and traffic circulation are outlined
in Section 3, Subdivision 5 of the City Code and illustrated in the table below. The subject
property meets all of the requirements of this section with the possible exception of the curb cut
opening. The standard requirement is 26', though a property may exceed that standard with the
approval of the City Engineer. Because this will be a shared driveway for both parcels, it is
appropriate that the driveway is wider.
Required
Area
Curbing
Spaces
Office
5,576 s.f.
5,018 s.f.
Three spaces
plus one space
per 200 s.f.
28
Warehouse
19,992 s.f.*
17,993 s.f.
One space per
2000 s.f.
9
TOTAL
25,568 s.f.
23,011 s.f.
N/A
37
* Warehouse space includes 3,690 square feet of service /repair space
As shown in the table above, a total of 37 off -street parking stalls are required for the proposed
use. The City typically requires
downward directed, no spill lighting. As required, a lighting plan identifying illumination levels
on the subject site as well as fixture type details have been provided and have been found to be
acceptable.
Outside Storage: It is the opinion of staff that continuous overnight parking of vehicles such
as semi- trucks constitutes "outdoor storage" and is not allowed except via conditional use permit.
Required
Proposed
Curbing
Perimeter curbing
Perimeter curbing
Curb Opening
26 feet*
45 feet
Access Drive
24 feet
55 and 24 feet
Stall Width
9 feet
9 feet
Stall Depth
18 feet
18 feet
*Measured at right -of -way line (may exceed with approval of City Engineer)
Lighting: According to the Ordinance, the source of lights should be hooded and controlled
so as not to illuminate adjacent properties or public rights -of -way.
