Both parcels would <br />meet this requirement. <br />Width: the minimum lot width for property in a Rural zone is 330 feet. Lot width is <br />defined in the Lino Lakes Zoning Ordinance as "the horizontal distance between the side <br />lot line of a lot measured at the building setback line and parallel to the front lot line." <br />Additionally, the Subdivision Ordinance, Section 1001.08, subd. 6, requires that "all lots <br />shall abut for their full frontage on a publically dedicated street." <br />Parcel A, at 221.6 feet, does not meet the minimum lot width requirement, and as a result <br />the applicant is asking for a Variance. With less than the required 330' of lot width, then, <br />Parcel A also does not fulfill the requirement of having full frontage on a road. <br />Easements & Right -of -Way <br />All created lots are required to be covered by drainage and utility easements. The <br />applicant will need to dedicate drainage and utility easements to the City in accordance <br />with Lino Lakes Subdivision Ordinance Section 1001.08, subdiv. 4. Such easements <br />shall be five feet in width along rear and side property lines, ten feet in width along front <br />property lines, and cover all ponding and wetland areas. <br />In addition, street right -of -way dedication will be required according to the Lino Lakes <br />Subdivision Ordinance Section 1001.08, subdiv. 10. <br />Buildable Area <br />Lino Lakes City Ordinance Section 3, subd. 3.B.1.b. requires Rural parcels of 10 acres or <br />more to have at least 20% upland area.
