This would require 201 trees to be provided as part of the development of the entire <br />site. <br />As shown on the landscape plan, a variety of trees are proposed on site. Specifically, a mixture <br />of Scotch Pine, Colorado Blue Spruce and Cranberry Viburnum have been proposed along the <br />Interstate corridor while a row of Little Leaf Linden trees have been proposed along Apollo <br />Drive. Additionally, row of Dogwoods has been proposed along the site's wetland. <br />In review of the landscape plan, staff recommends the following: <br />1. The Little Leaf Linden trees along Apollo Drive be changed to a Red or White Oak and <br />spaced at 50 feet. <br />2. Additional landscaping be added to the plaza area in front of the proposed building. <br />3. The coniferous trees along I -35 be changed to Austrian Pine and White Spuce. <br />4. The proposed Purpleleaf Plum trees be changed to disease resistant ornamental crab trees. <br />5. Plantings within the limits of the east ponding area be eliminated. <br />6. Tamerack Trees be provided around the east ponding area (to tie into the Marketplace <br />development) and be located above the 100 year HWL. <br />Additionally, a master landscaping plan, encompassing the entire subdivision, should be <br />sumbitted for City review and approval. The plan should demonstrate conformance with the tree <br />replacement requirements for the development. <br />Trash Enclosures. According to Section 3, Subd. 4.G of the Ordinance, all refuse and <br />recyclable materials must be stored within the principal building or within an accessory structure <br />(within a side or rear yard) that is totally screened from eye level view from neighboring uses <br />and public rights of way. <br />As shown on the submitted site plan, trash enclosures have been proposed on east and west sides <br />of the building. <br />While the proposed locations technically meet the requirements of the Ordinance, some concern <br />exists in regard to the placement of the westerly structure. Of specific concern is the visibility of <br />the enclosure from Apollo Drive. To de- emphasize the enclosure, it is suggested that it be <br />shifted to the south and attached to the northwest side of the principal building or additional <br />landscaping be included to more adequately screen the enclosure. <br />Signage. While the multi -tenant building sign requirements of the Marketplace PDO design <br />guidelines are specific to buildings north of Apollo Drive, it is believed the requirements should <br />likewise be applied to the subject building in order to maintain area consistency. In this regard, <br />wall signs for the subject building should be in accordance with the following: <br />
