This area is provided along the perimeter where <br />single family detached is existing. Landscape plans should be submitted as <br />required as part of the site plan review. <br />Outlots <br />There are several Outlots included in the preliminary plat. Each is summarized <br />below. <br />Outlot A: Park trail corridor <br />Outlot B: Small strip north of Lois Lane to be deeded to exception. <br />Outlot C: Park area. <br />Outlot D: Future development area. <br />Outlot E: Future development area. <br />Outlot F: Small strip north of 79"' St. N. to be deeded to exception. <br />Streets <br />All public streets are shown with 60 -foot rights -of -way except the two public <br />roads providing access to the townhome area, which are proposed as 50 -foot <br />rights -of -way. The right -of -way is acceptable to the City Engineer provided that <br />10' of additional easement is provided along the right -of -way. The townhome <br />area has limited direct access to the public roads and off - street parking areas are <br />provided on the common space. The reduction in right -of -way is a policy <br />consideration under the PDO. <br />During the review process in 1997, concerns were raised regarding the condition <br />of 79th St. North and Marilyn Dr. and the ability to provide sufficient access to this <br />area. As a consideration of the approval the upgrading of these accesses was to <br />be at the expense of the developer. Consistent with the previous approval, <br />Marilyn Dr. and 79th Street North provide access to this development and require <br />improvement to accommodate additional traffic; this shall be at the expense of <br />the developer. Specifically, a bituminous overlay will be provided on Marilyn Dr. <br />from the plat to 77th St. and on 77th to Lake Dr. except where recently <br />reconstructed. Work on 79th St. has been completed so it is the expectation that <br />the developer will participate in the costs of the improvements. Issues relating to <br />the driveways and streets are subject to review and recommendation of the City <br />Engineer. <br />Access to Main Street is limited to a full intersection at Wood Duck Trail. This <br />connection will occur with future platting of land outside of this development. The <br />northern portion of the site has been identified as an Outlot for future platting <br />when the access can be addressed. <br />Parks /Open Space <br />The application approved in 1997 proposed dedication of a 5.2 -acre park. The <br />total area of the plat at that time was 55.9 acres. The proposed development <br />
