MEETING DATE: August 14, 2000 <br />TOPIC: Final Plat, Clearwater Creek 4th Addition (revised) <br />CITY COUNCIL ACTION: 3/5 vote <br />BACKGROUND <br />The City Council approved the final plat for Clearwater Creek 4th Addition on July 24. <br />This is a revision to that final plat. The revision is necessary because of the grade <br />elevations on one lot where an existing home sits. With the creation of new lots, the <br />driveway location must change for this existing house. This change in driveway location <br />necessitates a change to the lot line. This in turn requires moving the lot lines for five <br />other lots. <br />This situation affects Lots 1 -6, Block 3. The attached drawings show those lots on the <br />July 24 plat, the revised August 8 plat, and a comparison of the two. The final plat approved on July 24 conformed to the approved <br />preliminary plat. On the August revision, the width of Lot 5 decreases slightly. Lot 2 <br />width decreases by 34 feet, but the lot still is wider than the normal minimum 80 ft. for an <br />R -1 lot, and the building area within the setbacks is adequate. <br />The size of the wetland and the drainage easement around it on Lots 1 and 2 has <br />decreased significantly from the July 24 plat. The developer's engineer says that the July <br />24 plat was inaccurate, but the new August plat shows the correct size of the wetland as it <br />will be after mitigation. To verify this, we asked for a copy of the wetland mitigation <br />plan that was approved by the Rice Creek Watershed District. The submitted information <br />verifies the post- development wetland location shown on the revised final plat (see <br />attached detail from wetland mitigation plan). <br />
