Marmon Keystone <br />August 28, 2000 <br />page 2 <br />• Building <br />The footprint is approximately 83,050 sf. The main building is about 200' x 405', and <br />the office area is 32' x 64'. The building will be 32' high except for the loading dock <br />locations on the west and east sides, where the ground elevation will be lower by four <br />feet. Precast concrete panels will form the exterior walls of the main building. The <br />office portion will be rock -faced concrete block. <br />The applicant states that trash will be stored within the building. The plans indicate a <br />recycling bin. The recycling bin must be screened. <br />• Lighting <br />Light fixtures will be shoebox fixtures on the building walls and in the parking and drive <br />areas. The submitted preliminary lighting plan showing site lighting intensity indicates <br />that the project complies with the maximum of one foot candle at the street centerline. <br />The shoebox fixtures will ensure lighting is directed downward and not up into the night <br />sky. <br />The lighting plan shows one fixture on the eastern end of the outdoor storage area. The <br />CPTED review recommends an additional fixture to allow better surveillance by police. <br />• Signage <br />Signage is governed by the City's sign ordinance and permits are required for all signs. <br />All signs will be reviewed with the sign permit applications. <br />• Landscaping <br />Marmon Keystone and TC Fab to the east are coordinating their landscape plans. A new <br />landscaping plan. The landscaping plan includes native and non - native plantings, plowing <br />of compacted soils before seeding, and other elements in accordance with the <br />environmental management plan. The Environmental Specialist's memo is attached. <br />At the August 9 P & Z meeting, the applicant's representative expressed concern over <br />prairie plantings in front of the building. They are comfortable with prairie on the back <br />of the site, but would rather have a neater, more conventional landscaping appearance on <br />the front of the new building along the street. <br />The P & Z agreed with the applicant and recommends that the prairie plantings should <br />not be required in front of the building. Staff is comfortable with this. <br />• Utilities <br />Sanitary sewer and water service exist on the north edge of the site. (The City vacated <br />the 74th St. right of way on May 22 but retained a drainage and utility easement.) There <br />
