The applicant shall submit a management plan for the native plantings at the direction <br />of the City Environmental Specialist. This management plan shall be submitted <br />within six months. <br />6. The issues listed in the November 7, 2000 TKDA memo must be addressed to the <br />City Engineer's satisfaction before site grading begins or a building permit is issued. <br />7. Final utility, grading, and drainage plans must obtain approval from the City Engineer <br />and Rice Creek Watershed District. <br />8. All permits required by the Rice Creek Watershed District shall be obtained prior to <br />any site grading. <br />9. Proper building permits must be obtained prior to any construction and 1% of the <br />construction costs must be put in escrow to insure completion of all site <br />improvements. <br />10. Site plan approval does not imply approval of signage. Any signage shall conform to <br />the sign ordinance and proper permits obtained. <br />11. Park dedication applies per the City ordinance. <br />OPTIONS <br />1. Approve the minor subdivision. <br />2. Approve the site plan with the conditions listed above. <br />3.
