STAFF ORIGINATOR:
MEETING DATE:
TOPIC:
VOTE REQUIRED:
DESCRIPTION:
AGENDA ITEM 7 B
Mary Kay Wyland
February 12, 2001
Minor Subdivision, Outlot A & B and Lot 8, Block 1, and
Lot 8, Block 2, Reshanau Park Estates 2 "d Addition
Resolution No. 01 -11, 12,13, &14
Simple Majority
Over the past few years, City Staff has been working with the Reshanau Park Estates
Homeowners Association (RPEHA), the private property owners adjacent to Outlot B and
Anoka County Parks on development of a trail around the north end of Reshanau Lake.
After much concentrated effort it seems likely that a resolution has been reached.
The City, property owners and the RPEHA have agreed to a proposal that provides this
trail segment. A 15' wide park trail will begin at the north end of Black Duck Drive,
through two residential lots, proceed through Outlots A and B (connecting with the
Anoka County Park trail). The trail will include a larger triangular parcel at the north end
of Outlot A (see attached color coded map) which will avoid segmenting the outlot with
the trail. To facilitate this agreement, minor subdivisions are required to adequately
define and record this trail segment.
The attached drawing outlines the areas to be subdivided as follows:
Pink area - from Lot 8, Block 1, (Kuzel property)
Green area - from Lot 8, Block 2, (Schut property)
Blue area - Outlots A & B (RPEHA property)
The Park Board has reviewed this request and recommended approval. The City Council
has agreed to the land purchase(s). The City Attorney has drafted the appropriate
purchase agreements based on legal descriptions provided. Park Dedication funds will be
used for the trail purchase and construction.
The properties in question are Zoned R-1X and indicated as single family on the Land
Use Map, current and draft. Subdividing the properties as indicated will not affect the
square foot lot requirement of any of the parcels.
