Interim MUSA Reserve Criteria: The City has criteria for the allocation of the MUSA <br />reserve. Application of Interim MUSA Reserve shall be subject to the following: <br />1. An application for MUSA Reserve shall be considered at time of Preliminary Plat <br />approval and allocated at time of Final Plat following completion of a development <br />agreement and posting of financial guarantees. <br />The request for MUSA is occurring concurrently with preliminary plat application. <br />2. The property in question shall be zoned R -1 or R -1X or a rezoning application be in <br />process in conjunction with the preliminary plat. <br />The rezoning request is occurring concurrently with the MUSA request. The request <br />is to rezone to R -1X. <br />3. The property in question must be immediately adjacent to existing MUSA. <br />The property's northern border is immediately adjacent to MUSA. <br />4. MUSA Reserve shall be allocated to net buildable acres. <br />The net acreage for the nine lots is 11 acres, and that is the MUSA request. <br />5. Development of the property must be considered a natural utility extension. <br />6. Development of the property must be considered a natural extension of existing <br />roadways. <br />Utilities exist directly adjacent to the site on the north. Road connections exist on the <br />north and south. The extension of West Shadow Lake Drive is consistent with the <br />City's transportation plan. <br />7. Development of the property shall not adversely affect the health, welfare, and <br />general safety of the community. <br />8. Development of the property shall be environmentally compatible with the <br />surrounding area. <br />There is no threat to the community or environment. The wetland plan was approved <br />by the Rice Creek Watershed District and will result in a net gain of wetlands. <br />Drainage easements will cover the large wetlands. <br />9. Development of the property shall be consistent with the City's Comprehensive <br />Park Plan. <br />The existing City park adjacent to the development was dedicated in part in <br />anticipation of the park dedication requirements of this development. <br />• <br />
