• <br />• <br />Marketplace PDO <br />Page 4 <br />Wall signage for Target and Kohl's is proposed as shown on the building elevations and <br />included in the project narrative. These requirements will be incorporated into the PDO <br />Ordinance. <br />Wall Signage for the multi -user retail buildings on Lots 4 through 7 and Outlot E will be <br />as follows: <br />1. Building fronts shall have a maximum average sign height of 30 inches <br />and a maximum width equal to 80% of the lease width. <br />2. Building rears shall have a maximum average sign height of 24 inches and <br />a maximum width equal to 60% of the lease width. <br />3. In no case shall the total sign area exceed 100 square feet for building <br />fronts and 75 square feet for building rears. <br />Wall signage for single tenant buildings on Lots 1 through 3 and Outlot D shall be in <br />conformance with the sign requirements of the SC — Shopping Center District. <br />These provisions are included in the PDO Ordinance. <br />Landscaping /Screening <br />The landscaping plans submitted as part of the Development Plan combine natural and <br />formal planting styles within the parking lot area and the perimeter of the site. The <br />objective of the landscaping plan is to provide visual screening of the parking lot and <br />loading dock areas, as well as providing shade and ornamental elements to the overall <br />site design. The proposed plantings consist largely of plant materials that are unique to <br />Minnesota and native to Lino Lakes. A total of 788 trees are proposed to be planted as <br />part of the site improvements. <br />Modifications requested, concerning screening adjacent to residential uses, have been <br />incorporated into the Landscape Plan. <br />Site Grading /Storm Water Management <br />Site grading will occur to facilitate construction of the building pads, parking lots, <br />depressed islands, water quality treatment ponds, bio - swales and bio- retention basins <br />in the parking lot islands. The use of infiltration methods to minimize storm water run -off <br />has been incorporated throughout the site. <br />Rice Creek Watershed District and the City Engineer are reviewing the plans to insure <br />conformance with City and Watershed District requirements. No site grading activities <br />will commence until the appropriate approvals have been granted. <br />
